E2PM’s Land Use/Development Engineering and Planning services vary from industrial, commercial, and residential to mixed-use and master-planned sites which include but aren’t limited to brownfield sites and redevelopment zoned areas.
During the conceptual phase of development, developers retain engineers to design the project’s site plan configuration and identify any potential site constraints. Site constraints are often identified through careful review of the local zoning and land use ordinances, as well as identifying any environmental, topographical or deed restrictions. Site plan development involves many responsibilities that include: knowledge of state and local land-use laws and regulations, knowledge of low-impact development strategies, understating the sites topographical challenges and thus shaping the property to maximize the redevelopment strategies and efficiency of the proposed use, site grading and retaining wall design, parking lot configuration and traffic circulation, ADA requirements, stormwater management design, utility placement and coordination, site landscaping, and site lighting design.
The Land Development Division of E2PM has proven project experience, providing a range of services for both public and private clients throughout New Jersey, New York, and Pennsylvania. E2PM’s Site Development capability ranges from site master planning and sustainable design solutions to engineering for the redevelopment of brownfield properties. The division has provided planning support, site design, construction oversight and project management for a variety of projects. E2PM’s expertise includes commercial and residential sites, as well as mixed-use sites that range in size from small to large scale.
E2PM’s experienced professional civil engineers know how to grade sites to minimize cut and fill requirements for its clients. An important aspect of land development is identification of the local zoning and land use ordinances that apply to the proposed development, which often greatly influence the site plan design. When E2PM clients are satisfied with site plans, E2PM’s engineering staff assists in the preparation of local and county planning/zoning board applications and provides site plans presentations and expert witness testimonies to planning/zoning boards.
